So you’ve decided to sell your home. Now what? Here’s a checklist I give to all of my sellers detailing exactly what you need to do in order to have a successful sale!
Decluttering and Organization:
- Declutter all rooms, including closets, cabinets, and storage areas.
- Remove personal items such as family photos and memorabilia.
- Organize and tidy up each room to create a spacious and inviting atmosphere.
Cleaning and Maintenance:
- Deep clean the entire house, including floors, carpets, windows, and appliances.
- Repair any visible signs of wear and tear, such as chipped paint, cracked tiles, or leaky faucets.
- Ensure all light fixtures, switches, and outlets are in working order.
- Clean and declutter outdoor spaces, including the yard, patio, and garage.
Staging and Presentation:
- Arrange furniture and decor to showcase each room’s functionality and maximize space.
- Add decorative touches such as fresh flowers, plants, and artwork to enhance the visual appeal.
- Remove excess furniture to create an open and spacious feel throughout the house.
- Ensure all rooms are well-lit and have adequate natural and artificial lighting.
Curb Appeal:
- Enhance the exterior of the house by mowing the lawn, trimming bushes, and planting flowers.
- Clean and repair the driveway, walkways, and exterior surfaces such as siding and brickwork.
- Paint or touch up the front door and exterior trim to create a welcoming first impression.
- Add outdoor lighting, potted plants, and seating areas to enhance the curb appeal.
Documentation and Preparation:
- Gather important documents related to the house, such as property deeds, mortgage information, and inspection reports.
